Job Description

Local leaders in the Massachusetts community development space have created a paid fellowship to build and advance representation from the communities CDCs they serve in affordable housing real estate development, providing a career path for people who want to make a difference. Graduates will be ready for successful careers in the field that could earn six figures within five to seven years. Opportunity Communities is recruiting fellows for placement within host CDCs through the Fellowship for Equitable Housing Development . As a fellow, you will be matched with a host organization who will hire you as an Associate Project Manager , and the fellowship will provide training, mentorship, and career development to support your growth in this new career field.

The Associate Project Manager has a wide range of responsibilities that support the Host Organization’s potential and active real estate development projects, including involvement in the planning, finance, design, construction, and administration of real estate projects. The Associate Project Manager typically reports to the Director of Real Estate, and will assist the Director of Real Estate and Project Managers through collaborative and independent assignments. The Associate Project Manager will be provided with opportunities for increased responsibility and independence in project management work commensurate with experience and quality of work. The expectation is for the Associate Project Manager to gain competency to independently manage project-management tasks and relationships with community stakeholders, government agencies, public funders, private lenders, consultants, contractors, and other key people who play a part in developing successful projects. The Associate Project Manager participates in agency-wide events and initiatives.

Essential Job Functions and Responsibilities:

  • Assist with key real estate project management functions, including:
  • Project feasibility analysis, including market research, due diligence, and financing.
  • Obtaining permits, approvals, and conducting regulatory reviews.
  • Preparation and management of development team contracts.
  • Preparation of financial applications and reports.
  • Project financial management, including invoicing, requisitions, and budgets.
  • Preparing and tracking project budgets and project schedules.
  • Predevelopment, acquisition, construction and permanent financing.
  • Managing design requirements and team coordination through the design phase.
  • Prepare and maintain project records, including electronic and paper files.
  • Prepare reports, presentations, and documentation related to project progress and outcomes.
  • Perform all other duties necessary for the maintenance of an efficient and productive real estate development office.
  • Participate actively in the agency’s organizational meetings, events, and initiatives.
  • Coordinate with cross-functional teams, including finance, construction, community engagement and resident services, to ensure project success.

Work Requirements and Fellowship Candidate Qualifications

  • High School Diploma (Associate Degree or higher preferred)

  • Applicants from underrepresented backgrounds in real estate development 

  • Demonstrated interest in real estate development, community development, or housing

  • Desire to work within communities of color, and low-income or under-invested communities

  • Excellent written and verbal communications

  • Demonstrated interest in real estate, finance, and/or community development; experience desirable.

  • Highly organized and detail-oriented.

  • Ability to manage multiple priorities and assignments in a fast-paced environment, and meet deadlines.

  • Analytical and problem-solving skills.

  • Demonstrated ability to express ideas clearly, verbally and in writing.

  • Quantitative skills and interest in working with numbers and budgets.

  • Computer skills, including high level of proficiency in MS Excel, Powerpoint and Word; . 

  • Demonstrated ability to work independently, as part of a team, and in a diverse community. 

  • Creative, entrepreneurial, and driven attitude towards work, with a sense of humor desired. 

  • Bilingual/bicultural encouraged to apply; prior personal or professional experience in the agency's geographic area is a valuable asset.

  • Willingness to work a flexible schedule, including occasional nights.

Physical Requirements

  • Ability to navigate an active construction site safely.
